Roofing in Spanish Fort, at the head of the bay
Spanish Fort's subdivisions off Highway 31 and 225 were built in the 2000s and 2010s on cleared pine land, and the first wave is now re-roofing. Builder-grade shingles, pines over every lot, and the Baldwin County grant window every quarter.
Spanish Fort sits at the head of Mobile Bay where the Causeway lands on the Eastern Shore, and it has grown into a city of 2000s and 2010s subdivisions along Highway 31, Highway 225 and Spanish Fort Boulevard: Stonebridge, Timbercreek, Rayne Plantation and their neighbors, cut out of pine woods with the biggest trees left standing. The roofs are the builder's: entry-level architectural shingles on OSB, turbines or a couple of box vents, 5-inch gutters, and in the earliest neighborhoods they're reaching the age where this climate wears them out. The weather is the Eastern Shore's. Sally dropped 10.50 inches on Spanish Fort, and the Isaias forecast gave central Baldwin County gusts to 65 and 3 to 6 inches of rain, with the pines over every lot the way they come down.
Our Spanish Fort work is the subdivision re-roof done right: tear-off, soft OSB replaced, the deck sealed and re-nailed with ring-shank nails, Class H algae-resistant shingles with an adhered starter, a continuous ridge vent in place of the turbines, and 6-inch gutters with micro-mesh guards for the pine straw. Built that way it's a FORTIFIED Roof, the evaluator designates it, the insurer discounts it, and the Strengthen Alabama Homes grant pays up to $10,000 toward it for a Baldwin County primary residence on the Baldwin schedule. Pine strikes after storms are the other steady call, tarped the night the wind drops and rebuilt in daylight. Permits go through the City of Spanish Fort inside the limits and Baldwin County outside, and the HOAs here have color and material rules we check first.

Questions from Spanish Fort homeowners
My 2008 roof is already failing. Is that normal?
In this climate, with builder-grade shingles, high nails and a turbine for ventilation, yes. Eighteen years is a full life for that roof here. The replacement, built FORTIFIED with the grant, will last a lot longer.
Does the grant cover Spanish Fort?
Yes, on the Baldwin County schedule (January 8, April 9, July 9 and October 8 in 2026). Up to $10,000 toward a FORTIFIED Roof for a primary residence, no income test.
Will my HOA allow the shingle I want?
Most Spanish Fort covenants specify architectural shingles in an approved color range. We check the covenants and the approved list before we order.
What about the pines over my house?
A tall pine standing alone over a roof is the classic hurricane failure, and nearly half the Sally claims in these two counties involved a tree. A FORTIFIED roof keeps the water out if shingles go, but a pine through the deck is a tree question first.
