Metal roofing for the coast: wind, salt air and 50 summers of sun
Standing seam is what you see on the raised houses along the bay and the new builds in Fairhope, because it handles 130-mph wind, salt air and Mobile's sun better than anything else. Here's when it's worth it, and when 5V or a good shingle is the smarter money.
Metal roofing has gone from barns to the best houses on the Eastern Shore in a generation, and on this coast the reasons are practical. A concealed-fastener standing-seam roof in Galvalume or Kynar-coated steel has no exposed screws to back out, no sealant strips to fail in uplift, and no granules for algae to feed on. Properly clipped and fastened it's tested to the design pressures FORTIFIED requires, which is why so many of the designated roofs in Mobile and Baldwin counties are metal. It reflects heat, which matters in a city with 140-degree attics in August, and a good system lasts 40 to 60 years, which means it's the last roof most people buy.
The trade-offs are cost and detailing. Standing seam runs two to three times the price of an architectural shingle roof, and it is unforgiving of sloppy work at the hips, valleys, penetrations and sidewalls; a metal roof leaks at the flashing, not the field, and almost always because someone used a screw and a tube of caulk where a formed detail belonged. Salt air within a few miles of the bay and the Gulf also argues for Galvalume or aluminum over plain galvanized, and for stainless or coated fasteners. For a shop, a barn, a porch or a budget-driven house, exposed-fastener 5V crimp or R-panel in 26-gauge Galvalume is a fine Gulf Coast roof at about half the cost of standing seam; the screws and washers need checking every decade or so, and the panels should still be rated for your wind zone.
What we won't do is put metal over old shingles. An overlay traps moisture against the deck in this humidity, hides rot, and can't be sealed and re-nailed to the FORTIFIED standard. Tear-off, deck repair, sealed seams, synthetic underlayment or a high-temperature membrane, then the panels. Expect two to three days for a standing-seam house versus one for shingles, and a written price that itemizes the panel gauge, the coating, the fastener type and the flashing details, because that's where metal roofs are won or lost.

Questions we get about metal roofing
Is metal better than shingles in Mobile?

Is a metal roof loud in the rain?
Over a solid deck with underlayment and attic insulation, no louder than shingles. The tin-roof sound comes from panels on open purlins over a porch or a barn.
Will it rust near the bay?
Galvalume and aluminum hold up well in salt air; plain galvanized doesn't. Within a mile or two of the water we specify Galvalume or aluminum with coated or stainless fasteners, and we keep cut edges sealed.
Can a metal roof be FORTIFIED?
Yes. The panels and their attachment have to be tested to your site's design pressures, and the deck underneath gets the same sealing and ring-shank nailing. We build it that way and schedule the evaluator.
How long does a metal roof last here?
Standing seam 40 to 60 years, with the Kynar finish holding its color for decades. Exposed-fastener panels 25 to 40 years with the screws and washers checked every ten.
Does metal lower my insurance?
Some carriers give a credit for metal on its own; all Alabama carriers must offer a discount for a FORTIFIED designation, which a metal roof can earn. Ask your agent for both.
